Luxent Fund SICAV: the fund raised capital of over CZK 100 million in the first months and is expanding its portfolio with new projects

The Luxent Fund SICAV qualified investor fund with a real estate sub-fund has crossed a significant milestone. Although 2025 was primarily marked by the formation of the structure for him, he managed to gain the trust of investors and raise capital of around CZK 140 million. At the same time, it has already made its first acquisitions, including the signing of contracts for five lucrative projects in Prague and beyond. The fund was established in the spring of 2025 as one of the key pillars of the Luxent Group, which is based on the real estate agency Luxent – Exclusive Properties. The fund manager is Amista Investment Company.

Balance sheet 2025: building the foundations and first acquisitions

Last year was a period of intensive development for Luxent Fund SICAV. "I am convinced that during our operation so far, we have managed to build solid foundations for full-fledged operation on the Czech and European real estate market. We have built a team, set up an investment strategy, internal processes and responsible communication with our partners and investors. Thanks to this, we have gained the trust of a considerable number of clients at the very beginning of our operation. We have selected the first acquisition opportunities, and more will be announced in the coming months," says Emil Kasarda, co-founder of the Luxent Fund SICAV, a qualified investor fund.

As far as the Czech real estate market is concerned, it remained a stable and attractive segment for long-term real estate investments in 2025. The growing demand for housing, together with the limited supply of high-quality development projects, has created space for an active investment strategy. "The real estate market in the Czech Republic was a market of opportunities for us in 2025, which we were able to take advantage of. We are monitoring its dynamics very closely and, in addition to traditional residential projects in Prague and its surroundings, we also perceive other segments that can bring interesting returns to our investors," explains Lubomír Nymburský, co-founder of the Luxent Fund SICAV, a fund of qualified investors.

Expanding portfolio in Prague and regions

The first completed acquisition of the fund is a project in Sokolská Street in Prague 2, which has already become part of the portfolio. The historic apartment building will undergo a complete and sensitive reconstruction and will offer 44 residential studios by the end of 2026. This will be followed by other investments in the short term, reflecting the fund's strategy focused on residential real estate with different time horizons and risk profiles.

One of the projects being prepared is the construction of an apartment building in a village in the Benešov district, which the fund is acquiring including complete project documentation. The project is currently in the permitting phase and the construction itself on a greenfield should begin in the second half of 2026. An exit by selling individual housing units is planned for the second half of 2028.

Another significant part of the portfolio will consist of two apartment buildings in Nové Město in Prague 2. After their acquisition, the use will change from office space back to residential units that operated in the buildings in the past. The buildings will undergo modifications to the internal layout, during which smaller housing units will be created. The real estate fund will not operate the property in the long term but will gradually sell the apartments. "Thanks to the extraordinary interest of the market in small-sized housing units, we expect them to be completely sold out during the reconstruction work," adds Jiří Kučera, co-founder of the Luxent Fund SICAV qualified investor fund. The expected completion and exit of the projects are planned in the first half of 2027.

The fund's portfolio will also be expanded to include a luxury apartment in Prague 4 – Hodkovičky. This is a quick and efficient transaction, where the fund acquires a modern and above-standard furnished apartment without the need for reconstruction. After its acquisition, the fund will immediately start preparing the sale, which should be implemented in mid-2026.

Plans for 2026: portfolio growth and new opportunities

According to the fund, the outlook for the real estate market for this year remains favourable, especially in the residential segment, where continued growth in real estate values continues to create a stable basis for investment activities. It is this development that Luxent Fund SICAV wants to build on and continue to actively search for investment opportunities in the coming period, not only in traditional residential real estate, but also in segments that may not be in the center of mainstream interest.

The fund entered 2026 with a sufficient amount of investor capital and at the same time with the possibility of subsequent institutional funding. Thanks to this, it is ready to react very quickly to new acquisitions and further systematically expand its portfolio.

Only in this way can we bring investors the announced return," says Jiří Valenta, co-founder of the Luxent Fund SICAV, a fund of qualified investors.

The main vision of the fund is to create a stable investment vehicle that will be perceived by investors as a natural part of their portfolio. This is also reflected in the fund's investment structure, which it builds as a balanced combination of projects with different time horizons – from short-term opportunities with a horizon of 1 to 2 years, through medium-term projects of up to 3 years, to longer-term projects with a horizon of up to 5 years. The target annual return is more than 15%, while the fund is intended for medium-term investments with a recommended investment horizon of 4 years. "We want to be a transparent, responsible and predictable fund that understands the real estate market and actively enters it," concludes Emil Kasarda.
