Luxent Fund SICAV Expands Its Portfolio: Acquisition of Two Apartment Buildings in a Promising Location in Prague 2

The Luxent Fund SICAV, a fund for qualified investors, continues to implement its investment strategy. The fund’s portfolio has recently expanded to include two apartment buildings in a prestigious location in Prague 2 – Nové Město, which represent an ideal opportunity for capital appreciation through active development.

A Strategic Acquisition in the Heart of the Capital

The new acquisitions on Na Bojišti Street are located in a sought-after area within walking distance of the I. P. Pavlova transit hub and Wenceslas Square. The Prague 2 area has long demonstrated high value stability even during periods of market volatility, making it a key region for our portfolio.

The total usable area of the projects is approximately 1,711 m². “The acquisition of two apartment buildings in Nové Město is another important milestone for us. It confirms our ability to identify opportunities in premium locations where stable property value is combined with clear potential for further appreciation,” says Jiří Kučera, co-founder of the fund.

Active Value Creation

The Luxent Fund SICAV’s strategy is not passive asset management, but rather the active development of its assets. For the first building, we plan a complete renovation and redesign of the interior layout. The project calls for the creation of 16 residential units and 6 studio apartments, and the conversion of the attic space will increase the total usable area. The project’s exit is projected for the end of 2028. For the second property, the fund is currently evaluating the optimal options for further appreciation.

Building a Strong Portfolio

In its first year of operation, the fund raised approximately 140 million crowns and is successfully implementing projects in Prague and other regions. In addition to the current acquisition in Prague 2, the fund is focusing on other investment opportunities (e.g., Prague 1, Prague 5, the Benešov region, and Kolín).
