After more than 15 years of successful operation on the Czech market, the Luxent Group, the cornerstone of which is the Luxent – Exclusive Properties real estate agency, decided to establish the Luxent Fund SICAV qualified investor fund with the Luxent Fund SICAV real estate sub-fund.

The Luxent Fund SICAV a. s. fund was established on 3 February 2025 in accordance with Act No. 240/2013 Coll. on Investment Companies and Investment Funds, as amended. The fund is registered on the list of investment funds maintained by the Czech National Bank.

We invest in exclusive real estate not only in Prague, but throughout the Czech Republic and abroad. Our portfolio is very broad and includes not only luxury apartments and exclusive villas, but also high-quality standard apartments in regional cities and premium offices. By not focusing on just one location or one real estate segment, we diversify risk and protect your investments from any temporary fluctuations in the local real estate market. The fund invests a maximum of 10% of its value in projects other than real estate. The plan includes start-ups, business shares in companies outside of real estate projects, and others.

Our goal is to ensure the continuous appreciation of investors’ entrusted funds through a sophisticated investment strategy that focuses primarily on direct and indirect investments in real estate. The total share of investments in real estate amounts to at least 90% of the funds entrusted to us. We invest the remainder in investment instruments and equity interests in promising companies.
When investing in real estate, we focus on suitable real estate assets of various sizes, particularly residential houses, apartment units, and land intended for construction, primarily for housing, located in the Czech Republic. When selecting these properties, we place emphasis on the location of the property, where, given the development of the real estate market, we can expect a short- or medium-term appreciation of the invested funds. We prefer projects that already have a building permit or at least a zoning decision.
This historic apartment building with a peaceful courtyard in Prague 2 - Nové Město will be given a new lease of life thanks to a planned complete renovation, completed in the fourth quarter of 2026. The building will feature 43 modern residential studios with kitchenettes. All units will be ready for subsequent sale. Due to the extraordinary market interest in small units, we expect them to be completely sold out during the renovation work.
