About the fund
After more than 15 years of successful operation on the Czech market, the Luxent Group, the cornerstone of which is the Luxent – Exclusive Properties real estate agency, decided to establish the Luxent Fund SICAV qualified investor fund with the Luxent Fund SICAV real estate sub-fund.
We have a strategy for investors that aims to achieve stable returns that are above average for the real estate market.
The Luxent Fund SICAV a. s. fund was established on 3 February 2025 in accordance with Act No. 240/2013 Coll. on Investment Companies and Investment Funds, as amended. The fund is registered on the list of investment funds maintained by the Czech National Bank.

We invest in exclusive real estate not only in Prague, but throughout the Czech Republic and abroad. Our portfolio is very broad and includes not only luxury apartments and exclusive villas, but also high-quality standard apartments in regional cities and premium offices. By not focusing on just one location or one real estate segment, we diversify risk and protect your investments from any temporary fluctuations in the local real estate market. The fund invests a maximum of 10% of its value in projects other than real estate. The plan includes start-ups, business shares in companies outside of real estate projects, and others.

More about the investment strategyInvest with us in attractive projects with above-standard returns! Our goal is to ensure the continuous appreciation of investors’ entrusted funds through a sophisticated investment strategy that focuses primarily on direct and indirect investments in real estate. The total share of investments in real estate amounts to at least 90% of the funds entrusted to us. We invest the remainder in investment instruments and equity interests in promising companies.
When investing in real estate, we focus on suitable real estate assets of various sizes, particularly residential houses, apartment units, and land intended for construction, primarily for housing, located in the Czech Republic. When selecting these properties, we place emphasis on the location of the property, where, given the development of the real estate market, we can expect a short- or medium-term appreciation of the invested funds. We prefer projects that already have a building permit or at least a zoning decision.

About the team
Mgr. Jiří Kučera
Co-Founder
Jiří is a graduate of the Faculty of Law at Charles University in Prague. During his rich professional career, he has held a number of top management positions in the fields of media and communications (director of the secretariat of the Office of the Director General of Czech Television), education (director of the Open Gate grammar school), and real estate (commercial director and director of business development at the JRD development company). Since 2017, he has been the director of the Luxent – Exclusive Properties real estate agency.

Co-Founder
Emil has been involved in the real estate industry throughout his professional career, giving him many years of experience and know-how. In 2008, he founded the Luxent – Exclusive Properties real estate agency, which he still owns today. The agency has gradually become one of the most important players on the market and has brokered the sale and rental of more than 3,000 exclusive properties.
Ing. Lubomír Nymburský, MBA
Co-Founder
Lubomír is a graduate of the Private University of Economic Studies in Prague. He also studied political science (Academia Rerum Civilium – University of Political Science), marketing, and management (International Marketing and Management School in Prague – ESMA Barcelona). He was involved in politics (among other things, he was a representative of the city of Kolín) and foreign trade (he worked in Egypt for five years). For eight years, he was the director of the Witero consulting company, from where he moved to the same position at Witendr in 2019. He is currently also the managing director and partner at České investice s. r. o..
Ing. Jiří Valenta
Co-Founder
Jiří is a graduate of the University of Economics in Prague, where he studied accounting and financial management. For more than 20 years, he has been involved in consulting, accounting, corporate finance, consolidation of foreign companies, creation of financial models, analysis of financial results, methodological management of subsidiaries, and other areas. In 2010, he was appointed Chief Financial Officer of the PKF APOGEO consulting group, where he still works today. He also lectures at universities of economics.
Fund manager and administrator
The fund is managed by a renowned company providing comprehensive services in establishing, managing, and administering qualified investor funds. The members of Versute’s statutory body and supervisory board have many years of experience in real estate, collective investment, capital markets, and private equity. Versute has a large team in management and investment of assets managed by qualified investor funds. As part of its administration, the company provides all activities stipulated by the Act on Investment Companies and Investment Funds.
